created from the Becker County public records. Consolidated Abstract Company
is the only company in Becker County with the original abstractor's records
and maps dating back to the late 1800s known as a title plant.
UPDATED ABSTRACTS: Are certified from the last update through the
current date.
STUB ABSTRACTS: An abstract of title where the chain of title covers
a selected period of time.
REGISTERED PROPERTY ABSTRACTS/TORRENS:
Provide additional information not contained on a Torrens Certificate
(Registered Property).
MEMORANDUMS OF TITLE: Contain abbreviated information on land titles
covering selected periods of time.
PROPERTY REPORT: Contain information on land titles referencing
the current owner, encumbrances, name searches and Real Estate Tax Information.
RECORDING DOCUMENTS:
Documents sent to our office with appropriate fees will be reviewed and
presented to the County Recorder for recording prior to abstracting.
PRE-CLOSING PUBLIC RECORD SEARCH: Involve physical searches of public
records from the date of last abstract update through date of closing.
TITLE INSURANCE: Issuance of Mortgagee and Owners
Title Insurance commitments and policies offer protection to owners and/or
mortgagees against possible HIDDEN title defects. (Agent for

When closing we assist buyers, sellers, real
estate agents and mortgage lenders with the paper work process including but
not limited to:

obtaining payoff figures, i.e. mortgage, judgments, Federal & State tax

CONSTRUCTION LOAN DISBURSEMENT SERVICES: We
disburse mortgage funds and collect lien waivers for labor and material to
provide lenders with Title Insurance protection against mechanic's liens.
ESCROW SERVICES:
Escrowed funds are set aside in a
trust account to provide the assurance that title correction and/or other
conditions of the transaction will be completed if they cannot be completed
by the closing date.
